CONTEMPORARY TERRITORIAL

This home’s partial remodeling and turn-key furnishings, combined with its spectacular setting, exceeded the client’s expectations for this home away from home.

Located on a golf course in a spectacular desert setting, this house had good bones, but suffered from poor lighting, a dreary backyard, inefficient window treatments, sub bleached woods, and dated cabinetry. The entry was dark and uninviting, the architectural finishes were bland and repetitive, and the entertainment centers were outdated.

Retaining most of the cabinetry, counters, flooring, and plumbing fixtures for budget reasons was a real challenge as was the huge open great room with its poorly defined spaces and views obscured by exterior concrete walls and intrusive window mullions.

With architectural interest lacking throughout the home, we made a number of improvements that significantly increased the home’s livability and resale value:

Installed new, glass-paneled front door to add light and visual interest.

Replaced French doors in great room with a massive sliding door that increased natural light, optimized views, and improved access to the rear yard.

Remodeled the great room wall to provide for modern electronic needs, improving component storage and integrating metal elements for a more aesthetically pleasing focal point.

Designed a more architecturally sophisticated powder room with the dramatic use of stone, metal, iron and mirror.

Used rich colors and textures throughout in rugs, fabrics, and commissioned artwork to satisfy client’s color and style preferences.

Positioned the dining table in the center of the great room to visually divide the space and create two separate seating areas.

Replaced existing windows in the kitchen, master bedroom and great room with fixed glass picture windows to eliminate mullions and screens.

Installed phantom screens on exterior doors to maintain airflow.

Replaced three small windows in master bedroom with a larger window exposing view of mountains.

Created recessed ceiling channels to house automated blinds in master bedroom and bath for maximum light control and ease of use.

Installed window film and sunscreens, and removed solar tubes, to prevent further sun damage to cabinetry, flooring, and furnishings.

Installed automated kitchen shades, operable by remote, to further prevent fading and for ease of access.

Re-glazed existing sun bleached kitchen island and great room cabinets to add a variety of wood finishes.

Relocated the French door in kitchen for better traffic flow and to accommodate a built in eating area.

Removed outdated built-ins in kitchen to accommodate a contemporary storage and serving buffet.

Removed three “windows”, and increased the size of the opening, between the kitchen and great room to provide better light transmission and unify the kitchen with the great room.

Closed up confining drywall niches to allow for larger artwork and accessories.

Added additional recessed lighting and installed high quality bulbs throughout.

Incorporated wall sconces to improve lighting and create visual interest.

Removed existing cabinetry and shelving in master bedroom, creating a niche to house a contemporary wall cabinet for TV components.

Installed an outdoor master retreat with an all-weather television and a fireplace that can be enjoyed from indoors as well as out.

Repositioned and replaced block concrete wall between yard and golf course with open, contemporary rebar fencing.
